Columbia Engineering was involved in this project from early conceptual design and construction cost estimating through final design, permitting and construction. The 20-acre site, located in Greene County, Georgia is unique because of the resort nature of the area. Reynold's Plantation is a nationally recognized golf community that is located on Lake Oconee. The site design required a creative approach to integrating the shopping experience in this resort setting. It was also necessary to coordinate road improvements on one state highway and with a new alignment on the relocation of Linger Longer Road. In addition, Best Management Practices designs required creativity to protect Lake Oconee from negative environmental impacts due to construction.

 

Columbia Engineering performed land planning and preliminary engineering for the overall site as well as detailed civil site design and landscape architecture. During the design phase, Columbia Engineering coordinated with the developer, the property owner, the tenant and the developer's architect. In addition, Columbia Engineering worked with our own consultants including a surveyor, a geotechnical engineer and a traffic engineer.

The most significant design hurdle was providing a design solution that preserved and enhanced the resort feel of the area. Columbia explored multiple land planning alternatives varying the site location, building orientation, parking configurations, access schemes and landscape architectural alternatives to arrive at a great design solution. The project is truly the gateway to Reynold's Plantation. It sets the expectation for quiet country living for every guest or resident of Reynold's plantation in addition to providing a wonderful shopping experience.

Columbia Engineering permitted the project through Greene County and the State of Georgia and obtained permit revisions as requested by the developer. During construction, Columbia Engineering reviewed submittals, quality control reports and draw requests, and worked with the contractor and the owner's construction manager to resolve construction issues.
