Newnan Crossing, Phases II, III, IV, Coweta County, Georgia


 

The City of Newnan, epicenter of a West Georgia historic region, is escalating its stature with an overwhelming desire for development into the 21st Century. This region has blossomed over the past ten years and has brought a considerable amount growth, jobs, and income for its residents and its governmental agencies. One such development is called “Newnan Crossing” and “The Forum” at Newnan Crossing. Tenants include BJ's Wholesale, Consolidated Theaters, J.C. Penney, Linens & Things, Babies R Us, HH Gregg, Olive Garden, and a host of other future anchor tenants, specialty retailers, restaurants, and outparcel developments.

At present Newnan Crossing consists of four phases of development. Columbia Engineering & Services, Inc., has been the lead engineering firm for Phase II, III, and IV. Phase II, Phase III, and Phase IV consist of multiple “Anchor” retail establishments and specialty stores, a regional theater, upscale restaurants, and build-to-suit out parcels. Phase II, Phase III, and Phase IV comprise 294,338 square feet of building space over 35.43 acres, 815,231 square feet of building space over 96.65 acres, and 470,500 square feet of building space over 48.63 acres respectively. Each phase of the development is in varying degrees of planning and construction, which began in the summer of 2001. At present, 385,000 square feet of building space has been permitted and is either complete or under construction. The remaining building space will be completed over the next three to five years.

 

Columbia Engineering performed land planning and preliminary engineering for the overall site as well as detailed civil site design and landscape architecture. During the design phase, Columbia Engineering coordinated with the developer, the property owner, the tenant and the developer's architect. In addition, Columbia Engineering worked with our own consultants including a surveyor, a geotechnical engineer and a traffic engineer.

Since planning began for this project, Columbia Engineering & Services, Inc., has worked hand in hand with the developer, jurisdictional agencies, environmental engineers, traffic engineers, and geotechnical engineers for over three years in order to bring this development to life in the City of Newnan. Extensive work was required with the environmental and traffic engineers in order to avoid numerous “Wetlands” and “Stream Buffers” while optimizing the land use for the developer. The project requires several master detention facilities, master sewer design and coordination with existing lift stations, and coordination with all utility companies in order to provide service to this once undeveloped area. In addition, +- 2.2 million cubic yards of soil had to be moved in order to balance multiple sites, while meeting roadway elevations on the new Newnan Bypass, which connects State Route 34 with Lower Fayetteville Road. When complete, the road frontage of Newnan Crossing will encompass approximately one-half of the 1.60 mile Newnan Bypass.
