The Settings of West Point Lake is a 228 lot gated single-family residential community located on approximately 479 acres in Troup County, Georgia. The resort community is located on beautiful West Point Lake and will include a gated entrance with greeter’s cottage, lake clubhouse and community dock, swimming pool and tennis courts, native areas and walking trails, individual docks for each lot and onsite RV and boat storage. Columbia Engineering has worked closely with the developer in all facets of surveying and engineering to ensure disturbance to the site was minimized to protect West Point Lake and the streams that feed it. Columbia provided surveying services for this project, including boundary survey, establishment of horizontal and vertical control for aerial topographic mapping, and supplemental ground run topographic surveys in critical areas. Columbia staked, profiled and cross-sectioned approximately 3.8 miles of roadway, provided field location of streams and draws for 404 permitting, field located soil borings for soils studies, and prepared and recorded the final plats for each phase. Our engineering services included preparation of the overall preliminary plat for the site, design of the residential development in three phases, design of the front entrance for the community, preparation of a dock master plan for permitting with the Corps of Engineers, coordination with environmental consultants on three stream crossings including design of crossings, and permitting with Troup County, NRCS and Troup County Environmental Department.
